The City of Toronto changed the zoning bylaws in 2018 to allow the construction of laneway suites in residential neighbourhoods. Not only does this help to increase the rental stock in the city but it also gives the homeowner an opportunity to create some rental income from a property that they already own. These suites will undoubtedly become more and more popular as time goes on.
My client had a garage on the property but wanted to have it rebuilt. It was an older structure in need of repair and no longer met his needs. The idea of a laneway suite appealed to him. He still wanted to have parking for his vehicle but liked the idea of getting some rental income out of it. He was going to have the garage rebuilt anyway so why not add a second storey for an apartment ?

The lot was only 18'6" wide and there was an existing garage on both sides of the lot. This meant that we had to dig and pour the footings in sections to maximize the size of the suite. A trench was dug from the back of the existing house to the front of the suite to supply the water and the sewer line.

Once the footings were complete ICF block was used to construct the walls up to the top of the 1st floor.

The framing was then completed for the 2nd storey part of the building. Because of the close proximity to the other buildings part of the wall sheathing on the exterior walls had to be left off until the lower sections of siding were complete.
Windows, doors, siding
Now that the framing was complete the remainder of the siding as well as the doors and windows could be installed.
