The subject property was a semi-detached house that was no longer large enough for the clients needs. By adding a third storey addition onto the back two thirds of the existing structure a master bedroom with ensuite was created along with a generous sized walk-in closet. At the same time a rear two storey addition was added to enlarge the main floor kitchen and create another bedroom on the second floor. The new basement in the addition was combined with a section of the existing basement space to create a family room.
Excavation / footings / basement walls
The backyard had no access to it other than a narrow alley measuring 28" wide. As a result the only way to excavate the hole for the new foundation was to do it manually. The dirt was loaded onto conveyor's which took it to the front of the house where it was loaded into bins parked on the street.
The time of year dictated that the area be enclosed and heated to ensure the quality of the concrete.
underpinning
Once the rear section of underpinning was finished in the existing basement the rear brick wall was removed to create a functional sized family room.
Framing
Much of the existing floor plan was changed including the location of the stairs. This meant that as well as all the exterior framing that was required to build the additions the interior of the existing house saw considerable structural framing work. A moment frame was added at the back of the house to stop lateral movement.
